How your property is presented/marketed is extremely important and will determine the difference between your property attracting a large amount of interest and finding tenants, ultimately avoiding long void periods. Each property is different and therefore our approach towards your property is different. Just like you, we want to make sure that your prospective tenants are of the highest calibre. This is why we always interview them ourselves initially, request I.D (Passport/Drivers License) and provide 3rd party referencing. All our tenant referencing is carried out by FCC Paragon to insure you receive impartial checks on your prospective tenants and also to insure we are able to provide you with the quality tenants you expect for your property.
Property Management can be stressful and time consuming at the best of times. We are here to solve and remove this burden from your shoulders through our dedicated department that focus on Lettings and Management. After finding you a tenant we look after them, you and your property throughout the duration of the tenancy. This includes everything from collecting rent and handling all administration, to assistance with more complex issues.
We take our accounting very seriously, closely monitoring all payments received. We will never leave you guessing if your rent payment has been made because we will tell you. Once payments for rent have been received we guarantee they will be in your account within 5 working days.
Energy Performance Certificate (EPC)
Landlords are required by law to provide an Energy Performance Certificate (EPC) for all rented property with new tenants and it is good practice not to market your property until this has been ordered. The EPC gives prospective tenants information on the energy efficiency and carbon emissions of a building. We can arrange this for you.
Gas Safety Certificate
It is a legal requirement that the gas supply and any gas appliance provided by the Landlord are checked annually by a GAS SAFE (CORGI) registered gas installer and a Landlords Gas Safety Certificate is issued. Your tenant cannot move into your property until this has been provided. We can also arrange this for you.
We also recommend that you ensure the electrical supply and all electrical appliances are safe and tested by a qualified electrician.
Tenancy Deposit
From 6 April 2007, when a tenant pays a tenancy deposit for an assured shorthold tenancy, the landlord or letting agent must protect this deposit through a Government-backed tenancy deposit scheme. This deposit MUST be registered within a 14 day period to comply with the law and avoid any penalties. Where the landlord does not inform the tenant of the whereabouts of the deposit, the tenant can apply to the local courts. The courts can then order the landlord to either repay the deposit or get it protected. If the courts wishes are not carried out within 14 days the landlord will be ordered to repay three times the amount of the deposit to the tenant within 10 days. Futhermore where the deposit has not been protected the landlord can not evict the tenant using a Section 21. Therefore, by not securing the deposit you will not be able to get your property back and face a large fine.
Other Information
All upholstered furniture and soft furnishings, excluding furniture made before 1950, provided by the Landlord of a rented residential property must comply with the Fire and Furnishings (Fire) (Safety) Regulations 1988. It is also advisable to install at least one battery operated smoke alarm on each floor of your property if a mains operated alarm cannot be fitted.
